Trip Protection
We highly recommend trip protection with a Cancel For Any Reason (CFAR) benefit if you believe you might need to cancel your trip.
Deposit and Payment
A non-refundable deposit of 20% of the total rental amount must be received to confirm a reservation.
Full payment of the rental balance due is required no less than 30 days prior to the check-in date.
A security deposit of $500 is also required and will be authorized on your credit card 7 days prior to arrival. A charge may result for damages, missing contents, or keys.
Falsely representing fewer guests than those that are actually staying will result in forfeiture of Security Deposit. Exceeding the maximum occupancy of eight (8) is grounds for immediate eviction and forfeiture of all payments. One additional occupant under the age of 12 is allowed to sleep on the convertible chair in the primary bedroom with an approved request prior to the check in date.
No gatherings in excess of 12 people are allowed in the unit and will be cause for immediate eviction and forfeiture of all payments.
A $50 charge will occur for a lockout.
Cancellations and refunds
Cancelations made no later than 60 days prior to the check-in date are fully refundable
Cancellations made between 60 and 30 days prior to the check-in date can, at owner’s discretion, have the deposit applied to a stay at the same Aloha Condos property within one year of the original check-in date.
Cancellations made less than 30 days prior to check-in will forfeit all deposits and rental balance payments.
Weather and extreme environmental events policy: No refund will be given unless a mandatory evacuation order has been given by the County of Hawaii for Keauhou and the surrounding area. In the event a mandatory evacuation order is issued, we will refund unused portions of rent of a guest currently occupying the property and any advanced rents or deposits collected for a guest that is scheduled to arrive during the evacuation order period.
Check In/Check Out Times
Check-in time is 3 pm or later. As we often have guests departing the day you arrive, we cannot allow early check-in or storage of luggage before 3 pm on the day of arrival.
Check-out time is 11 am. As we often have guests arriving the day you check out, we cannot allow late checkout and have no place to store luggage.
If early check in or late checkout is available, guest must request and receive approval prior to the check-in date. Email kanaloa2105@gmail.com in advance of your arrival to determine if an early check-in/late check-out is available. FEES MAY APPLY.
Cleaning Fees
All stays have a checkout cleaning fee. Stays of more than 13 nights have an additional mandatory interim cleaning fees every 13 nights.
There is a $50/hour charge for excessive cleaning, beyond standard checkout cleaning.
Check out policies
Load and start dishwasher and empty fridge of food items.
Wash and dry any extra towels used.
Take out all trash and recycling, including from bathrooms
Turn off AC and all lights
Close and lock all lanai doors, close curtains and lock front door

General Policies
Smoking or vaping of any form is not allowed anywhere in the Condo, or Condominium common areas (including but not limited to the parking lot, pool areas, stairways, and entryways). Smoking or vaping of any form will result in a separate smoke-eradication charge of no less than $500.
No pets of any kind are allowed.
Quiet time at Kanaloa Resort is from 9:00 P.M. to 8:00 A.M.
Excessive noise such as loud TVs, stereos, etc., shall not be permitted and should be reported immediately to Kanaloa Security. Text or call 808-987-6370, 24/7.
Do not hang towels, laundry, etc, from lanai railings.
Swimming Pools and Spas
Pool hours and rules are posted. Use of the pool or spa is solely at the user’s own risk. No lifeguard is on duty. Pool hours and rules are subject to change at the discretion of the Board of Directors.
